This challenging project demanded compliance with two equally demanding entities: the City of Long Beach, which had originally entitled the project with a Rob Quigley design as fanciful as a wedding cake, and Onni Group's signature unit plans. With subtle changes to building soffit angles, toning down a previously entitled color palette, our team was able to create a stronger, more modern design that was economical and simple to build.  Gone were the 30' high parapets, top-to-bottom flares of stucco and bright green Pilkington glass. In its place, we brought the revised design through substantial compliance to construction, with completion slated for this year, 2020. My role included working with the client to revise the design and to develop specific storefront and window wall details to assure compliance.
